Position Overview:
The Maintenance Technician plays a hands-on role in ensuring the safety, functionality, and comfort of our communities. This position involves completing resident work orders, supporting unit turns, and maintaining the property's infrastructure, common areas and equipment. The ideal candidate is reliable, detail-oriented, displays excellent communication skills and capable of performing a wide range of maintenance duties. The Maintenance Technician must uphold the company's six core values of GRACIE: Gratitude, Results, Accountability, Communication, Integrity, and Energy.
Organizational Accountability:
This is a full time non-exempt hourly on-site position that reports directly to the Community Manager and/or Maintenance Supervisor. You will work closely with other technicians, coworkers and interact daily with residents. Your position in a full time capacity requires you to commit to a 40 hour work week schedule and may require overtime depending on organizational needs. Any overtime hours worked will be paid following FSLA requirements at 1.5 times your hourly rate. In addition, there may be times where you are on call and will be paid accordingly for those days and hours. Hours worked during on call will be paid at 1.5 times your hourly rate. Daily on call bonus is $25/Day when scheduled.
Pre-requisite Experience:
Minimum of 1–2 years of general maintenance experience in residential or commercial property management preferred. Strong understanding of electrical, plumbing, HVAC, and carpentry. Ability to lift and move up to 50lbs, climb ladders, and operate tools and machinery safely. Post-Secondary education is not required but a plus.
Technology Competency:
Experience with work order systems such as Yardi or Maintenance IQ is preferred. Must be comfortable using email, mobile apps, and text communication to track and respond to tasks.
Systems & Site Oversight Expectations:
Perform routine inspections and preventative maintenance.
troubleshoot plumbing, electrical, HVAC, and appliance issues.
Assist with snow removal, lawn care, and trash pickup as needed.
Resident Interaction Expectations:
Provide excellent customer service during in-unit maintenance visits.
Communicate professionally and respectfully, especially during after-hours calls.
Tasks needs could include, but not limited to, are:
drywalling
Mudding
Taping
Light Electrical Work
Light Plumbing Work
Flooring installation
Painting
