Project ManagerCrosslands
Job Summary
We’re looking for an experienced, self-directed Project Manager to own the full lifecycle of commercial construction projects — from contract award and buyout through closeout and warranty. You’ll report to the VP of Operations and lead the project team, partnering closely with our Superintendents in the field and with Preconstruction during the hand-off from pricing to contract.
You’ll typically manage multiple projects at once in different markets, and you’ll be the primary point of contact for owners, architects, and subcontractors. You’re accountable for cost, schedule, quality, and client satisfaction on every job.
This position is based in our Englewood, CO office, with regular travel to project sites for kickoffs, OAC meetings, milestone walks, and closeout.
Responsibilities
• Lead the transition from Preconstruction to Operations — review the estimate, bid qualifications, and contract to build the project budget and strategy
• Manage subcontract buyout: scope reviews, bid leveling, negotiation, and issuing subcontracts and purchase orders
• Own the project budget — track committed and actual costs, forecast cost-to-complete, and protect fee
• Develop the baseline CPM schedule with the Superintendent; monitor progress and drive recovery when milestones slip
• Serve as the primary contact for the owner and design team; run OAC meetings and publish minutes and action items
• Manage RFIs, submittals, and shop drawings, ensuring timely review and distribution
• Identify, price, negotiate, and document change orders with owners and subcontractors
• Prepare and submit monthly pay applications; review and approve subcontractor pay requests and lien waivers
• Manage permits, utility coordination, and the project’s contract and insurance requirements
• Support the Superintendent on safety, quality control, and subcontractor performance
• Identify project risks early and communicate status, issues, and forecasts to the VP of Operations
• Drive closeout: punch lists, O&M manuals, warranties, as-builts, final billing, and retainage release
• Build and maintain long-term relationships with repeat clients and a reliable subcontractor base
Requirements
- 5–10 years of commercial construction experience, including at least 3 years as a Project Manager or Assistant Project Manager for a general contractor
- Proven track record managing ground-up commercial projects, including associated sitework (grading, utilities, flatwork)
- Experience with two or more structural systems: wood frame, steel, masonry, or tilt-wall
- Strong command of construction contracts, cost control, change management, and pay applications
- Ability to read and interpret full construction document sets (civil, architectural, structural, MEP)
- Proficiency in Microsoft Word, Excel, and Microsoft Project
- Experience with Bluebeam Revu and online project management platforms (e.g., Procore or equivalent)
- Ability to manage multiple projects at once and prioritize under deadline pressure
- Excellent written and verbal communication and negotiation skills
- Valid driver’s license; willingness to travel to project sites
Nice to Have
- Bachelor’s degree in Construction Management, Engineering, or a related field
- Experience on repeat-program projects (convenience stores, retail, childcare, medical)
- Experience with a variety of contract delivery methods (lump sum, GMP, design-build)
- OSHA 30 certification
- Accounting or job-cost software experience
