Project EstimatorNorthStar Steel
We're looking for someone with 3-5+ years of estimating experience and who has deep experience in metal building systems and general contracting. This role is responsible for developing accurate and strategic estimates in both design-build and plan/spec environments. The ideal candidate understands how to manage preconstruction from document review through proposal submission, scope clarification, and buyout support—while communicating clearly and tracking every moving part.
- Review and interpret construction documents (plans, drawings, specifications) and conceptual designs to determine scope, identify discrepancies, and prepare quantity takeoffs
- Log and manage RFIs during the estimating process; coordinate with design teams, owners, and internal staff to clarify scope and resolve inconsistencies in bid documents
- Prepare and issue trade RFPs to subcontractors and vendors; confirm scope alignment, track bid coverage, and follow up to ensure timely and complete responses
- Evaluate received bids for accuracy, completeness, and scope coverage; identify and close any gaps or overlaps in subcontractor pricing
- Develop conceptual and detailed estimates with clear breakdowns of labor, materials, equipment, and indirect costs
- Assemble proposal packages, including scope narratives, value engineering options, clarifications, and assumptions
- Organize anticipated submittal requirements during the estimating phase to support early procurement and preconstruction planning
- Communicate proactively with design teams, clients, and trade partners to ensure expectations are aligned and deliverables are met
- Coordinate internal estimate reviews and collaborate with leadership to refine strategy, pricing, and scope alignment
- Support buyout and handoff process by preparing scope sheets and documenting assumptions to ensure continuity between estimating and operations
- Maintain accurate records of estimates, RFIs, vendor communications, and bid documentation using Microsoft Suite and Bluebeam
- Excellent written and verbal communication skills
- Ability to manage timelines, expectations, and deliverables across multiple stakeholders
- Detail-oriented with the ability to organize, prioritize, and execute in a fast-paced environment
- Estimating in commercial general contracting•3 - 5 years
- Comfortable operating in estimating environments such as conceptual budgeting, design-build, and traditional bid projects
- Proficient in reading and interpreting architectural, structural, and MEP plans/specifications
- Microsoft Excel and Word
- Familiar with RFI tracking and proposal formatting
- Experience in estimating metal building systems
- Familiarity with PEMB systems, structural steel scope packages, and preconstruction planning
- Exposure to Construct Connect, Building Connected or other bid board platforms
- Bluebeam proficiency
- Understanding of construction sequencing and how early procurement impacts downstream execution
