Job Summary
We're looking for someone with 2-5 years of experience as a part-time, on-call Property Manager in East Portland, Oregon. This role is ideal for individuals seeking to supplement their income from another regular job. The position involves managing three properties in Portland and Gresham, Oregon, handling routine maintenance, coordinating repairs, and overseeing tenant relations. You'll have the flexibility to choose between living in one of the units or living off-site.

PROPERTY MANAGER EAST PORTLAND OREGON


This is a part-time, on-call, property manager position. Great for someone who wants to supplement income from another regular job.


We are a boutique real estate investment company, active in Thailand, Canada, and the U.S. Our portfolio happens to include three properties in Portland, Oregon, and Gresham, Oregon.


For many years, we have had a live-in property manager in one of the units there. It's getting time for him to retire, so we are looking for a replacement.

 

Currently, he gets a break on his rent, because he's live-in. But, you will have the option of choosing to live in or live out. See below.


Since our portfolio currently includes only three properties in Portland, this is a (very) part-time position. You will basically just be on-call, actually.


Your pay structure will depend on whether you decide to live in, or live out. See below.


Here’s how the work normally goes.


Task Set 1 - Routine Responsibilities

  • regular, routine maintenance
  • regular yard work
  • small repairs
  • monitoring & maintaining security cameras
  • regular trips to check the P.O. Box, and forward mail to us
  • other odd jobs


Most of the time, you will handle routine small repairs, odd jobs, and normal yard work. This kind of work you can easily do evenings and week-ends, like a normal homeowner. You communicate with the tenants, and coordinate with their schedules.


Task Set 2 - Occasional / Seasonal Responsibilities

  • make appointments & coordinate with plumbers, installers, service technicians
  • shop for appliances or equipment & compare price & quality
  • schedule tree maintenance and deal with the City Arborist
  • clean gutters
  • change air filters
  • trim hedges and ivy  


Once every few months, or seasonally, there is a larger project to do, such as arranging for a plumber to do some work, or shopping for a new water heater and arranging for it to be installed, or cleaning gutters, for example. This will involve more hours than usual, and you will have to see the project through to completion. But, scheduling it is up to you.


Task Set 3 - Unit Turnover Responsibilities

  • arrange to have the unit cleaned between tenants
  • arrange to have the unit painted
  • arrange for any outstanding repairs to be completed
  • purchase & installation of new appliances
  • write & post ads
  • take & post photos & walk-through videos
  • accept phone calls from ad respondents
  • answer questions & provide information
  • pre-screen potential tenants
  • make appointments and show the unit
  • hand out applications & explain application process
  • process returned applications & supporting documents
  • accept & deposit non-refundable screening fees 
  • act as intermediary between home office and applicant in negotiating rental terms
  • meet with new tenant to sign lease & close
  • accept & deposit cash security deposits
  • organise keys & security gate codes


Once every few years, when one of the tenants moves out, you will have to drop everything, and turn your life over completely, all day every day, for one or two months, to do the unit turnover. Suddenly, the job will take up all your available time, but it’s only occasional and temporary. A unit turnover involves cleaning, painting, repairs, purchase & installation of new appliances, writing and posting advertising, taking and posting photos and videos, accepting phone calls, making appointments and showing the unit, working with applications, background checks, lease documents, cash deposits, keys, and everything else the particular turnover requires. You will be very busy, but only for short bursts, once in a while. Fortunately, our company has VERY low turnover, so this may come up less than once every five years. But, when it does, speed is essential. When it’s time to turn over a property, you will have to go into overdrive, and get it done within one or two months, max.


That is an overview of the job. As you can see, it’s sporadically part-time. Many months, there will actually be nothing to do. You can enjoy your life, and go to work at your regular job. Other months, there may be a lot to do, so it all evens out over time.


COMPENSATION PACKAGE OPTIONS

Live-Out Option

If you have a place to live already, we can just pay you time & expenses. You agree to be on-call. When we need you, we will call you up. You will do the work, and keep track of your time & expenses. You will document everything and keep receipts. When the work is done, you will send us your bill and documentation. We will then issue you a cheque. This is a good option for someone who already has a job and home nearby, and just wants to supplement his or her income. So, consider what it would be worth to you to be on-call in this way, and have these extra responsibilities, and send us your proposal.


Live-In Option

If you would like to move into one of the units, then, instead of a monthly retainer, we can simply give you a break on the rent you pay us, equal to the retainer that we would have paid you, if you had lived out. This is a good option for someone who wants to relocate, or who needs to save on rent. Since there usually isn’t enough work to do to justify 100% free rent, you would still have to go out, and get another (full-time) job, but, we can give you a good discount off your monthly rent. Tell us what handyman skills you have, and we will make you a discounted rent offer. We may also be able to help with your move. Please ask.
