Job Description

Wintz Company is building some special projects in Moscow and we need a capable Project Manager to ensure an on-time and on-budget end result. We are building higher-end spec homes in pocket neighborhoods and a small master-planned community

 

The Project Manager will help in the pre-construction phases to create timelines, review plans, and estimate budgets through sourcing bids. During the construction phase, their focus will shift to scheduling contractors, processing payments, and managing change orders. The Project Manager’s job is to ensure the project is being built to the quality and standards of Wintz Company. Depending on individual experience, the applicant will be expected to oversee the production of 8-15 houses at a time. The applicant must have significant construction experience (ideally in residential construction), be a clear communicator, and be highly organized. Integrity and high personal standards are required as they will represent Wintz Company's values on the job site.

 

Job Responsibilities

- Oversee production housing projects from the engineering phase to turn-key

- Help create and manage a timeline to ensure the project is finished in a timely manner

- Provide value engineering reviews of project documents and source contractors

- Communicate with contractors ahead of time about the timeline and specifics of their job on our sites 

- Oversee management of equipment and materials orders, optimize purchase costs, and efficient materials usage

- Ensure compliance with safety regulations and building codes 

- Review contractor requests, approve invoices, and resolve payment and project disputes

- Take initiative on organizing project meetings with contractors, engineering consultants and outside agencies to ensure the project's goals are achieved

- Negotiate with external vendors on contract agreements and enforce constructor contracts compliance for reporting, environmental requirements, scheduling, and invoicing

- Review project scope and changes, monitor construction progress and variances to determine impacts to schedule. Forecast and communicate needs to executive staff and facilitate amicable solutions

- Delegate responsibilities clearly

- Take ownership of projects

 

Job Requirements

- Previous work experience managing residential construction projects

- Excellent knowledge of residential construction materials and equipment

- Organizational and time management skills to manage multiple priorities simultaneously

- Proven experience in a leadership role

- Proficient in MS Word, Outlook, and Microsoft Office tools

- Familiar with construction management software (Builder Trend experience is a bonus)

- Excellent knowledge of relevant rules and regulations as well as quality standards
